 An ALTA survey is a detailed land survey that meets the standards set by the American Land Title Association and the National Society of Professional Surveyors, primarily used for commercial properties. It provides comprehensive information about property boundaries, easements, improvements, and potential risks, helping buyers and lenders make informed decisions in real estate transactions. 

 A boundary survey is a process to determine and define the boundaries of a property. It involves researching records, field locating monuments and other property evidence, and creating a legal drawing or plat that outlines the property dimensions and any encroachments. 

The process of splitting an existing tract of land into two or more tracts is called subdividing. The requirements can vary from county to county but all counties generally follow similar procedures. Subdivision procedures generally fall into two or more categories, Major and Minor. Splitting a property into 2-4 lots is commonly considered a Minor Subdivision while division into more lots is typically considered a Major Subdivision. Local government planning departments and subdivision ordinances can provide guidance on the requirements and details.

 An Elevation Certificate is a document used to determine a property's elevation in relation to flood risk, which is essential for flood insurance. LOMA (Letter of Map Amendment) and LOMR (Letter of Map Revision) are FEMA documents that can remove properties from high-risk flood zones or update flood maps based on changes in flood risks. Our services may be able to reduce flood insurance requirements or remove them altogether. 

 A topographic survey is a detailed mapping process that shows the elevation, terrain, and features of a specific piece of land, including both natural and man-made elements. It is often used in construction and engineering to help visualize and plan projects based on the land's characteristics. 

Easement and right-of-way survey services involve assessing and mapping property to determine the boundaries and legal rights associated with easements and rights-of-way. These surveys help identify areas where utility companies or others may have access to use a portion of the property for specific purposes, ensuring compliance with legal requirements. In addition to determining existing boundaries we can also prepare legal descriptions and plats for new easements and rights of way. We can also help with easement and right of way vacations.

It is essential for various applications, including engineering, construction, and land mapping, ensuring that all data collected is consistent and reliable. 

Construction layout, also known as construction staking, involves marking the locations of proposed improvements and structures on a construction site according to the building plans. This process ensures that the construction is executed accurately and according to design specifications.  

 An as-built survey is a detailed record of a construction project that shows the actual locations and dimensions of structures and utilities as they were built, rather than as they were originally designed. This survey is important for future renovations, maintenance, and compliance with local regulations.
